  • Australian Budget 2026–27: the 18,201–45,000 income band uses 15%. Tax is calculated for each earner separately. Flat 2% Medicare is an estimate; offsets, HELP, low-income adjustments and surcharge are excluded.
  • RevenueWA first-home duty: contracts from 7 May 2026; homes exempt to $600,000, concession to $800,000. Land exempt to $450,000, concession to $550,000 at $20.14 per $100 or part above $450,000. Eligibility must be confirmed.
  • RBA lending rates: 6.16% default from new owner-occupier principal-and-interest loans for July 2026, the period available on the retrieved page. This is not a lender quote.
  • APRA APS 220: 3 percentage-point assessment buffer. Actual lender policy also considers spending benchmarks, dependants and debt-to-income limits.
  • REIWA Perth metro: house $955,125; unit $690,000. Sales period ending August 2026, updated 24 September 2026.

What the model leaves out

Borrowing estimates are a simplified cash-flow model, not credit approval. A 5% cash deposit floor does not confirm scheme eligibility. LMI, lender fees, ongoing ownership costs and grants are not modelled. Non-WA duty is not calculated. Add expected rates, insurance, strata and maintenance to living expenses. Vacant land excludes construction costs. Rent upfront costs use a six-week illustration; actual rules depend on your state.

Coverage and freshness

The calculator retains the 607 records from the earlier prototype, most as clearly labelled legacy estimates. The thirteen WA suburb snapshots linked on this page were refreshed. Separate apartment, land and other suburb figures remain legacy estimates. School ratings and growth-based ranking are disabled pending a reliable source. No live listing or commute feed is connected. Imported listing previews require a licensed feed; signup email delivery remains unverified.

Your data

Guest checks and savings stay in browser storage. Signed-in workspaces are stored in your existing Australian-region Supabase project with per-user database access rules. Guest data is not automatically uploaded. Delete saved workspace data from Settings. Account credentials are managed by Supabase Auth.

Expanded suburb and property coverage

The national directory uses ABS ASGS Edition 3 (2021) suburb/locality names and 2021 Census QuickStats rent, population, household income and age under CC BY 4.0, © Commonwealth of Australia, Australian Bureau of Statistics; names and costs may have changed since that release. Census median weekly rent includes rented dwellings across property types, excludes rent-free dwellings, and is not a current asking rent or sale price. ABS allocation file. Thirteen WA suburb profiles checked 23–25 September 2026. Sales medians cover 12 months ending August 2026; rentals use a rolling three-month period. Bedroom medians can differ from the overall median because they describe different samples. Profiles link to their REIWA source.
